Developed by Aldar Properties in partnership with the Abu Dhabi Housing Authority (ADHA), the Balghaiylam Residential Development is a substantial AED 8 billion investment in the future of Abu Dhabi’s urban landscape. Located northeast of Yas Island — one of the emirate’s most strategically significant and vibrant areas — the project will offer 1,743 ready-built villas by 2026.
These villas will be exclusively available to UAE Nationals pre-approved by ADHA, with flexible configurations ranging from three to six-bedroom layouts. Designed to suit modern family life, each villa boasts contemporary architecture, efficient layouts, and premium-quality infrastructure.

His Excellency Mohammed Ali Al Shorafa, Chairman of the Department of Municipalities and Transport and Chairman of Abu Dhabi Housing Authority, emphasized:
“Providing citizens with a good quality of life and meeting their housing needs is a top priority for Abu Dhabi’s leadership… This partnership with Aldar aims to provide an array of villas for citizens to increase home ownership among Emiratis and reduce delays in obtaining adequate housing.”
Similarly, His Excellency Mohamed Khalifa Al Mubarak, Chairman of the Department of Culture and Tourism and Chairman of Aldar Properties, affirmed Aldar’s role in creating enduring and enriching spaces:
